TITLE SEARCHES

Before any closing, we take a close look at the property’s history to make sure there are no hidden problems—like unpaid liens or claims—that could affect your ownership. TITLE INSURANCE

As an authorized agent for leading title insurance underwriters—including First American, Commonwealth, Chicago, Fidelity, CATIC, and Stewart—we provide both Lender’s and Owner’s title insurance policies.

 

Lender’s Policy: Required for all mortgage transactions, this policy protects the lender’s interest in the property.

 

Owner’s Policy: This one-time purchase protects your equity and remains in effect for as long as the home stays in your or your heirs’ name.

 

​We offer both Standard and Enhanced Owner’s Policies. A Standard Owner’s Policy protects you against title issues that existed prior to your purchase. The Enhanced Policy adds valuable post-closing protections, including coverage for forgery, boundary or zoning violations, encroachments, and certain building permit or subdivision issues that may arise after closing. It’s designed to provide homeowners with the highest level of protection and long-term peace of mind.
