TITLE SEARCHES
Before any closing, we take a close look at the property’s history to make sure there are no hidden problems—like unpaid liens or claims—that could affect your ownership. One of our attorneys at Kenyon Law reviews every search for accuracy and peace of mind. We’re proud to offer reliable title search services across all of Rhode Island.
TITLE INSURANCE
As an authorized agent for leading title insurance underwriters—including First American, Commonwealth, Chicago, Fidelity, CATIC, and Stewart—we provide both Lender’s and Owner’s title insurance policies.
Lender’s Policy: Required for all mortgage transactions, this policy protects the lender’s interest in the property.
Owner’s Policy: This one-time purchase protects your equity and remains in effect for as long as the home stays in your or your heirs’ name.
We offer both Standard and Enhanced Owner’s Policies. A Standard Owner’s Policy protects you against title issues that existed prior to your purchase. The Enhanced Policy adds valuable post-closing protections, including coverage for forgery, boundary or zoning violations, encroachments, and certain building permit or subdivision issues that may arise after closing. It’s designed to provide homeowners with the highest level of protection and long-term peace of mind.

Adding a Spouse to Title
We can assist with adding a spouse to the title of your property through the appropriate deed preparation and recording process.
Removing Someone from Title
Whether due to divorce, estate planning, settlement terms, or another ownership change, we can help coordinate the deed needed to remove an owner from title.
Transfer to a Trust
For estate planning purposes, we can assist with transferring real property into a trust, working alongside your attorney or estate planning professional when needed.
Transfer to an LLC or Business Entity
We can help property owners transfer real estate into an LLC, corporation, or other business entity for investment, liability, or ownership-structure purposes.
Change in Tenancy
If you need to update how title is held — such as tenants in common, joint tenants with right of survivorship, or tenants by the entirety — we can help prepare and record the appropriate documentation.
Divorce Deeds
We assist with deed transfers related to divorce, including transferring ownership from one spouse to another pursuant to a divorce decree, settlement agreement, or court order.
Name Changes on Title
If your legal name has changed due to marriage, divorce, or another reason, we can help update the public land records to reflect the change.
Corrective Deeds
If a prior deed contains an error, such as a misspelled name, incorrect legal description, or other clerical issue, we can assist with preparing and recording a corrective deed when appropriate.

Vacant Land Fraud Protection
Vacant land and non-owner-occupied properties are increasingly targeted in fraudulent real estate schemes. To help protect property owners, we can assist with recording a precautionary public notice stating that the owner does not currently intend to sell, transfer, mortgage, lease, or otherwise encumber the property.
