Lender's title insurance policies are required when purchasing a home with a mortgage. It insures the lender's lien (mortgage) but does not protect the Buyer's equity. An Owner's title insurance policy is optional. It protects the homeowner's investment in the event someone challenges their ownership of the home. It is a one time charge and the policy lasts for as long as they, or their heirs, own the property.
